Building types
The practice provides architectural services predominantly for the following building types: low-rise, residential developments, apartment buildings, custom homes, affordable housing, senior living, medium sized commercial buildings, office buildings, retail and, religious buildings and community centres.

Pre-design and Programming
Before beginning any design work,  we work closely with the client to build a clear idea of their needs, expectations and aesthetic vision. We help formulate what to build  (program) and we assist with establishing a budget and schedule.  The program is a clear definition of the requirements (input) for the complete package we will create - in cooperation with the client - an architectural design (output). 

Schematic Design
The result of this stage is a concept that includes a schematic solution to major parts of the project. It defines a general arrangement of rooms, site arrangement and spatial relationships of the proposed building. This process involves a search for the right solutions and may include several steps such as discussions, research and exploring alternatives while at all times staying focused on meeting the client's goals and criteria as defined in the programming phase. 

Design Development

Schematic design of the building is further developed in more details. We work together to make additional decisions on finish quality, materials, layout, mechanical and electrical systems. Characteristics of the building and site are refined during this stage, with feature elements designed in more detail. This would typically include millwork, stairs, interior spaces, etc.

Construction Documents
Once the design is finalized and approved by the client, we transfer it to the technical documents. These serve as a manual for the contractor for construction of the building. These documents are also required to obtain approvals, permits and accurate bids from contractors. The  construction documents are assembly instructions for your building.  Construction documents include site plan, foundation plans, floor plans, building elevations, building sections,  wall and plan details, schedules and consultants drawings.

Contract Administration and Post Construction

Before construction starts, we can assist the client with obtaining and evaluating bids or selecting the right contractor through a negotiated proposal process with pre-selected general contractors.  We can provide construction-phase field services to determine that the contractor is building the project in conformity with the design concept and specification. We can also document any changes made during the construction. We will inspect the building as part of the general review.  This determines whether the building is complete and ready for use.  A 12-month follow-up inspection evaluates the general building status and whether it is used and maintained as required.
